The municipality is located 105 kilometers from the city of Managua. It limits to the north with Sébaco and Matagalpa, to the south with San José de Los Remates, to the east with San Dionisio and Esquipulas and to the west with Ciudad Darío.
The economic activity of the municipality is agriculture, mainly the production of basic grains. The items that are most cultivated are beans, corn, sorghum and vegetables.

Boarding the buses bound for Matagalpa or Estelí at the Mayoreo market in Managua, you will get off the unit in Ciudad Darío, boarding again the transport units that take you to the municipality of “Tierra Buenas, Tierra Productiva”.
There is also public transportation directly from the Matagalpa municipality. If you travel by private vehicle, take the North Pan-American Highway towards the department of Matagalpa, at kilometer 87 you will find the main entrance, taking this 18-kilometer detour to the east following the signs.
The direct bus itinerary leaving the Managua-Terrabona Mayoreo market is 12:30 pm and 01:30 pm.
